26 Heartstone: Amazing Location and Room to Grow

The WIllows, one of the charming neighborhoods just off of Buckwalter Parkway, is one of several neighborhood that offers zoning to one of the most desired schools in the county: River Ridge Academy. The K-8 school is at max capacity right now, so unless you live in their home zone, it's unlikely you'll get your children in.  Enter 26 Heartstone, an affordable 4-bedroom close to River Ridge, shopping, and major thoroughfares like Bluffton Parkway and 278.

This one-story floor plan offers plenty of room to live, work, and play, beginning with a charming front porch and yard.

Enter the foyer and you'll notice a formal dining room to the right, which because of its location could serve as a formal living area, dining room, or even a playroom or home office area. Wood floors extend throughout the main living areas and a few of the bedrooms, creating a continuity and flow that extends the openness.

Walk through to the back of the house and you'll enter the large living area, open to the kitchen, with vaulted ceilings, a fireplace, and French doors to the patio with lagoon views.

The kitchen is open to the living area, with a breakfast bar that offers additional seating outside of the dining room and a pantry for extra storage.

A door from the dining room offers easy access, and the opening to the hallway is convenient to the separate laundry area and garage, making grocery loads much simpler to handle. The laundry room, off the garage, creates a built-in mudroom and storage area, preventing messy loads from invading the living areas until they're ready.

The master bedroom is spacious, with wood floors and lots of light.  Plenty of room for large furniture, the master opens onto a master bath with lots of counter space, a convenience when multiple people are getting ready at the same time.

Three other bedrooms and an additional full bath round out the home. One bedroom is currently being used as a home office to demonstrate the flexibility of the areas in this home--it truly can adapt to your needs.

The home has a spacious backyard, with a gorgeous lagoon view.
The Willows has a community pool and playground, and is just minutes from trails and recreation centers as well as entertainment and shopping.

It's hard to find a four bedroom floor plan on one level, and it's even more difficult to find them in this thriving area of Bluffton. Homes in this area don't last, so don't delay.  With more shopping and dining options in the works just blocks away, this neighborhood is sure to be even more popular as time goes on.  Call Kristy for a private tour!

74 Point West: One Story Dream with Private Pool

Beautiful one-story home in conveniently located neighborhood The Crossings offers lots of natural light, warm and open living areas, and plenty of room for family and friends to relax and enjoy the Lowcountry lifestyle. An added bonus? This home has its own private pool, very rare to find in the Bluffton/HHI market.

A large driveway and front yard with mature trees and wooded views provides impressive curb appeal, as well as plenty of practical parking for visitors and friends and room to play.

One of the things that sets this home apart are its windows--the smart design of this home means plenty of natural light year round.  We see that first in the impressive foyer and the formal dining area, set off with columns. Both rooms have large transom windows above the door or windows, adding more light and offering glimpses of the wooded view.

On the other side of the front door, through a set of French doors, sits the formal living room.  Long and set off from the rest of the living areas, the formal living area can be a flexible space used to best suit your needs.

Through the dining room, a door connects the large kitchen, with plenty of cabinets for storage and a breakfast bar/peninsula open to the living area.  The open flow allows for easier entertaining and living.

The kitchen also has an eat-in area, overlooking the pool area through a beautiful bay window that also has transoms. These windows also provide an enormous amount of natural light to the kitchen area.

The kitchen overlooks a large casual living area, with windows overlooking the backyard and pool.  Windows from multiple directions make this an inviting space to spend time together.

The master bedroom, with tray ceiling and bay window, becomes a spacious retreat with plenty of room to adapt to your needs. The window area offers opportunity for a sitting area or home office, with plenty of room to spare for an entire bedroom set.

A spacious master bathroom sits just off the master bedroom, including a set of double sinks and a vanity area, as well as a garden tub and glass shower.  This bathroom offers you a blank canvas to express your own personality and taste.

Two other large bedrooms, along with two other bathrooms, comprise the rest of the house, along with a separate laundry and storage area.

One of the things that makes this home truly special is the private pool area. Surrounded by a concrete pool deck and plenty of grassy area, the backyard is built for both entertaining and outdoor living. You won't have to sacrifice the pleasures of gardening or backyard soccer games for the benefits of having a private pool.

The pool overlooks the golf course, with beautiful views.  With a private pool, of course, you have none of the rules and regulations that may apply to a community pool, nor any of the deadlines. If you want to swim in strangely balmy December, go for it!

When you buy a home, you want a property that offers you the things that are most important to you. If you're looking for plenty of living space, beautiful natural light, amazing views, and an outdoor lifestyle, 74 Point West is the answer for you. 205 Argo Circle: Stunning Home with Unique Luxury Updates

It's truly rare to find a home like 205 Argo Circle, which sits like a crown jewel on a street of former model homes in Bluffton's incredibly popular Mill Creek community and boasts an impressive presence.  Its picture perfect curb appeal is tough to match, with details like the metal porch roof, rocking chair front porch, upgraded garage door design, and brick accents, but the inside does just that. You cannot build a home like this anymore--the floor plan, now retired, could not be upgraded to this level for this price in Bluffton.

The home opens on a formal living and dining room, two areas that flow nicely into each other and can be used flexibly (case in point: the formal living room was used as a playroom by the current owners). The lack of dividing walls and the continuity of the wood floors helps the area seem cohesive, while also allowing the natural light to travel through both rooms.

Walking through to the back of the home, you'll enter a showstopper of a great room, connected to an eat-in kitchen and with multiple access points to the backyard.  Soaring ceilings with architecturally detailed walls lift your eyes higher, making the room seem even larger than it already is, and windows on both the first and second levels allow natural light to pour into the large, inviting space. The wooden floor continue in this area, a perfect area for a casual family room.

The upgraded kitchen, a home cook's dream, opens onto the family room, making it easy to cook or entertain without feeling disconnected from the family or your guests.  Beautiful dark wood cabinets match the floor, and upgraded stainless steel appliances and granite countertops demonstrate that care and thought was put into this kitchen. A few upgrades that I really love: the island offers both extra storage (though there's plenty!) and extra prep space and the double ovens set into the wall are perfect for parties, holiday baking, or large family dinners.

The eat-in dining nook overlooks the backyard, with plenty of windows and a pair of sliding glass doors that open onto a screened porch, and makes a wonderful casual dining option.

Between the formal dining room and the kitchen sits the butler's pantry. It's hard to imagine something you love more but never knew you needed than a butler's pantry. Perfect for extra, flexible storage or a great coffee bar, the butler's pantry is tucked away, making use of what would otherwise be wasted hall space, but close enough to be incredibly useful during formal dinners, parties, or the general hustle and bustle of life.  A powder room on this hallway offers easy access for guests without compromising the privacy of the bedrooms or upper floors.

The downstairs master, with its own door to the backyard, is spacious and impressive in its size.  Wooden floors and a tray ceiling offer a luxurious finish, as does the upgraded master bath.

A designer vanity--no builder's grade finishes here--sets off the luxurious wall paper, spacious glass shower, and relaxing garden tub.  Just like the rest of the house, the master bath also boasts plenty of natural light as well.

Upstairs, you'll find three large bedrooms along with a full hall bath.

The crown jewel of this already incredible home also can be found upstairs: a media room that could be easily transformed into a second master bedroom as well. If you keep it as is, the spacious room offers a great place for family and friends to gather, play games, and enjoy movies and sports together.  A man cave, a play room, a movie studio--this space is entirely up to you.

The attached bath, with double sinks, makes it an attractive second master option, though. Good for a multi-generational family, an in-law suite, or an older child who needs some additional privacy and freedom, this flexible space is hard to find in today's builds.

As if that wasn't enough flexible, adaptable space for you, the home also comes with a third floor bonus room that would be perfect for a guest room or, even better, a home office or art studio.  Private, with its own staircase, it is flooded with natural light with two sky lights and finished with wood floors.  This is a room to fight over--and something truly rare. You can't find this in most homes that come available, nor can you recreate it in a custom build for this price.

A fenced backyard, overlooking a lagoon, offers plenty of room for two or four legged kids and friends to play, preserving the view while offering safety and peace of mind.

A screened porch provides protection from the elements while still offering you the opportunity to enjoy the Lowcountry sunsets.

Mill Creek offers resort-style amenities, including a pool complex with lazy river and splash pad along with Olympic-sized swimming pool, a clubhouse, and playground, for affordable monthly HOA fees.  The neighborhood is close to schools, a quick drive to Beaufort, HHI, and Savannah, and one of the most popular neighborhoods in the area.  Call Kristy to set up an appointment--you'll mourn if you miss this one!
